One of my favorite sayings is “Why would you wait until you are going to sell your home to do all the little repairs so somebody else can enjoy them?” Not all the time, but many times someone will spend $2,000 to $3,000 dollars on updates and repairs when they could have spent several hundred dollars for a month or two and could have enjoyed their home more. We specialize in Collin County handyman services.

The little things like keeping door-jam seals and threshold sweeps replaced because when worn they will allow cold air to blow in. Keeping windows and doors freshly caulked and in good shape keeps the cold and rain out but also looks fresh, not old & dirty. It also saves on energy bills as it also helps hold heat and cool in. In the winter, hold your hand in front of outlets to see if you feel cold air coming in. If so, you may need to get some foam put on the outside of electrical boxes.

Also keeping caulk around tubs, surrounds, and sinks keeps water from getting under and rotting wood & countertops. Keeping grout in good shape will keep water from getting under tile causing mold and loose tile. Keeping kitchen countertops caulked will save the wood in cabinets from rotting.

Painting the interior of your home keeps it looking fresh. Nothing gives the interior of a house a more dramatic update than a fresh coat of paint. This update is the best valve for delivering an eye-popping transformation. Depending on how many rooms are painted, it can be costly but it’s worth doing and doing at your pace. If you paint and repair a room every couple of months as needed it will take the sting out of the price of a large project. We can also inspect calking, repair dings in walls & doors while we are there.

Exterior paint & stain are critical factors to ensure the valve of your home. A house with a good coat of paint has great eye appeal. The paint on your house when you consider the heat, cold, ultraviolet rays, rain, wind, dirt and hail only has a life span of 5 to 10 years, depending on the weather in your area and if you use a quality paint and if you use several coats. A lot of people will tell you a paint job will last 10 to 15 years; but with the heat and cold you won’t get that many years out of it. If you have cedar sides or logs you will need to stain it every year or so depending on weather conditions to keep the wood from fading and cracking. Stained entry doors need to be sanded, stained and varnished regularly depending on how much sun exposure the door gets.

Another area that is overlooked are the A/C, heating and hot water systems in your home. A hot water heater should be drained every year to get sediment off the bottom. Tankless water heaters should be descaled every year to maintain energy efficiency for long term use. Having your HVAC person inspect, clean, and check for leaks will help keep them energy efficient and help prevent unexpected failure.

In the kitchen, we can replace old drawer and cabinet knobs and pulls either refinishing, repainting, or if needed/requested, we can reface your cabinets which can make for a dramatic eye-popping transformation to your kitchen. Realtors say you will recoup most of, if not all the money you spend on kitchens & bathrooms!

On fences (either wood or wrought iron), you need to inspect them to see if any parts have rotted and need replacing. Keeping wood stained and metal painted will help maintain your fences. Check gates to make sure they are not sagging, and hinges are working free as they should be.

 

Basically, you need to walk your house & property every year to keep your place enjoyable for years to come.
